Monthly Board Meeting

The regular monthly business meeting of the Fairwood West Homeowners’ Association Board of Trustees was called to order at 7:00 pm on Thursday May 11th, 2017.  Trustees in attendance were Chris Hurless, Ray Byrd, Dave Sherman, Christine Sylvia, Eileen Richards, Brandy Bradford and Jan Schroeder.    Also in attendance was Barb Simeona, Battalion Chief Larry Welch of the Renton Regional Fire Authority and four homeowners.

Renton Regional Fire Authority – Battalion Chief Larry Welch of the Renton Regional Fire Authority was present to report.  He noted that there is an increase of gang activity in the area.  The Fire Department now wears protective vests.  They recently responded to a gang shooting call in the Talbot area where 60 gun shots were fired at the home.  Please report any suspected gang activity to the police department.

He passed out their monthly safety tips sheet which included items about teen drivers during prom and graduation time, drinking and driving and distracted driving. 

Significant alarms responded to included 3 residential fires that required assistance from Tukwila and Skyway Fire, 5 motor vehicle accidents and 3 shootings.

Molasses Creek/Park Pipeline – Nothing new to report.  King County is moving forward as planned.  It was noted that the HOA will reclaim the lower half of our park when the construction is complete. 

Homeowner Appeals – There was a homeowner in attendance to give an update regarding a home that constantly parks vehicles that block the sidewalks and mail box. 

Chris noted that the current Board will be reviewing the current CC&R fining structure to hopefully give it some more strength.

Community Events – The Annual Garage Sale will be June 23-25th.  The new sign was purchased and hung up.

Pride In Ownership – Nothing new to report.

Minutes of the Previous Meeting – A motion was made 2nd and approved to accept the April meeting minutes as amended for clarification purposes. 

Under the King County Sheriff portion we need to make it more clear that King County Sheriff officers can enforce King County code within the Renton City limits but cannot enforce Renton city code. 

Financial Report – The monthly financial report was accepted as presented. 

Treasurer’s Report – Ray reported that we are in good shape to pay our required share of the Molasses Creek project.

Architectural Control Report – Christine reported that she has seen several small construction projects start up like retaining walls that have not yet sent in approval request forms. 

Chris noted that he would like to see us create actual architectural guidelines that owners can be held accountable against.

Common Properties Report – Dave spoke regarding bids for new park playground equipment.  The first bid received was for $56K, the 2nd one was a little more than $30K.

The timeline is dependent on the Molasses Creek construction project.

There was discussion regarding an email received from a homeowner regarding trees.

Covenant Enforcement – All homes in violation were reviewed. 

Unfinished Business – See the outstanding action items below. 

The new “Welcoming Committee” presented their proposals on what they would like to hand out to new owners.  They will go out in pairs and welcome people to the neighborhood.

A motion was made, seconded and approved to allot up to $10 per household for the “welcome package”.

Barb will update the list as she is notified from escrow companies.

Chris asked for opinions from board members regarding the security presentation given last month from the King County Sherriff office.  After much discussion with both pro’s and con’s the Board decided to table it until next month.

New Business

The meeting adjourned at 9:03 pm.

The next two meetings of the Fairwood West Homeowners’ Association will be the held on Thursday June 8th and Thursday July 13h both at 7 pm.  These meetings are in the portable building at the Nativity Lutheran Church, 17707 140th SE.
